In most of California, the seller pays the documentary transfer tax. But in Northern California and much of Alameda County, it is customary for the buyer to pay — which catches many people off guard at closing. Should I sell my East Bay home now or rent it out?

How do buyers win bidding wars in the East Bay in 2026?
More than 70% of East Bay homes still sell above asking price. The buyers winning right now are doing three things: coming in fully underwritten (not just pre-approved), writing clean offers with strong earnest money, and using escalation clauses strategically rather than just going in at a high flat price. What does a seller have to disclose in California?
California sellers must complete a Transfer Disclosure Statement (TDS) and a Seller Property Questionnaire (SPQ), disclosing known material defects, property condition issues, neighborhood nuisances, HOA information, and any other facts that could affect a buyer's decision. California has some of the most comprehensive disclosure requirements in the country — failing to disclose can result in post-close liability. Karan walks every seller through the full disclosure process before listing.
How does escrow work in California?
California is an escrow state — rather than using a closing attorney, transactions are managed by a neutral third-party escrow company. Once an offer is accepted, escrow opens and the buyer deposits earnest money. During the contingency period (typically 17 days), the buyer completes inspections, the appraisal, and loan approval. Once all contingencies are removed, escrow closes — typically 21 to 30 days from acceptance. Karan coordinates every step with the escrow officer to keep the timeline on track.

In practice, most East Bay transactions still involve seller-paid buyer's agent compensation — but the structure is negotiated transaction by transaction.
